Models

CASH RENT: The farmer pays the land owner a fixed amount of rent per acre per year. Rents are usually paid in two installments, with half paid in the spring and half paid in the fall.

VARIABLE CASH RENT: There are several variations on this model, but it can be a blend of cash rent and crop share, or a cash rent that is partially indexed to commodity prices. As a result, rental revenue will vary from year to year.

CROP SHARE: The land owner receives either an actual portion of the crop or the cash value of that portion of the crop in lieu of a fixed rent. The potential returns are higher if prices and yields are high, but the risk of adverse weather reducing returns is also high.
In most cases, land owners pay the property taxes on the land they rent.
